The Beginning of Okie Dokie Storage

More than rows of storage units.

Okie Dokie Storage was created with a straightforward objective: build a self-storage company that is well planned, well operated, financially responsible, and designed to serve its community for decades.

From the property and buildings to customer experience, security, technology, and maintenance, major decisions are being considered as parts of one operating system rather than as isolated choices.

The Vision

A company built to operate for decades.

The long-term vision is for Okie Dokie Storage to operate successfully for 40 years or longer. The company is being built around operating standards, customer experience, processes, relationships, and a reputation designed to support that long-term objective.

01 · OPERATE WELL

Earn the next step

Build the initial operation well before looking beyond it.

02 · SET THE STANDARD

Establish the model

Create consistent standards for operations, customer experience, and working relationships.

03 · GROW RESPONSIBLY

Let performance guide growth

Consider expansion when customer demand and business performance support it.

What We Are Building

Practical storage. Professional operation.

Okie Dokie Storage is being developed as a ground-up self-storage facility in the Oklahoma City metropolitan area. The concept is focused on non-climate-controlled storage with a mix of traditional drive-up units and larger vehicle, boat, and RV-oriented storage options.

The facility is being planned around practical customer needs: convenient access, strong security, clean and well-maintained property conditions, efficient operations, straightforward technology, and flexibility to respond as actual demand becomes known.

The intent is a professional operation from the beginning without unnecessary complexity that does not create meaningful value.

Why Location Matters

The right property shapes the entire project.

Site selection is intentionally deliberate because a good building cannot fully compensate for a poor location or development constraints that were not understood early.

Market FitDoes the property make sense for the surrounding market and customer base?
AccessibilityCan customers reach and use the property conveniently?
FeasibilityCan the property be developed responsibly and effectively?
Long-Term PotentialCan the location support a durable operating business over time?

Phased Development

Grow when demand supports it.

Phased construction is intended to limit unnecessary exposure during lease-up while preserving room to grow and allowing real operating data to guide later investment decisions.

Step One

Establish

Open with the core infrastructure, operation, and an appropriate level of rentable capacity.

Step Two

Learn

Use actual occupancy, customer behavior, and operating experience to replace early assumptions.

Step Three

Expand

Add capacity when demand and business performance support the next investment.

Designed to Adapt

Let customer behavior improve the plan.

Where practical, buildings and unit layouts are being planned with flexibility in mind so the facility can respond to occupancy patterns and changing customer preferences as real operating experience replaces early forecasts.

Owner Operated

Development decisions made with operations in mind.

Because the founder expects to remain actively involved after construction, development choices are being considered through an operating lens—including how they affect maintenance, technology, customer service, and day-to-day use.

A Long-Term Business

Financial strength and quality should support one another.

Long-term quality has to coexist with financial discipline. Investors, lenders, contractors, vendors, and the business itself all depend on sustainable economics, while consistent operations and maintenance help protect the value of the asset.

Success is not simply opening the gates on the first day. Success is building a company that remains financially strong, serves customers well, protects the property entrusted to it, and continues to make responsible decisions for years to come.
